Commercial Leasing & Retail Lease Differences

When it comes to business leases, there are two different types you will encounter—commercial and retail. Both types of leases have their own distinct characteristics, so it is important to understand the difference between them before signing any agreement.

 

Commercial leases are usually for office spaces, warehouses or other industrial buildings. These leases are generally longer than retail leases, and the rent is calculated on a square metre basis. Commercial leases also typically have more flexible terms and conditions than retail leases.

 

 

Retail leases are usually for shop spaces in shopping centres or standalone buildings. These leases are often shorter in length than commercial leases, and the rent is calculated on a per annum basis. Retail leases also have more restrictive terms and conditions than commercial leases.
